    Ronkonkoma, a small town in New York, is undergoing a major transformation with the development of the Ronkonkoma Hub project. This $650 million initiative aims to build a transit hub and mixed-use development, bringing much-needed housing, jobs, and economic growth to the area.

    The project spans 53 acres and includes plans for 1,450 residential units, 360,000 square feet of commercial space, and nearly 200,000 square feet of retail. This represents a significant increase in density for Ronkonkoma, which has traditionally been a low-rise, suburban community. While some locals have expressed concerns about the impact on the neighborhood’s character and existing infrastructure, others are optimistic about the potential for increased foot traffic and economic opportunities.

    Tritec, a family-owned developer based in Ronkonkoma, was chosen to lead the project. They worked closely with city officials to establish building and zoning codes that aligned with their vision. One major challenge they faced was the lack of municipal sewage in Suffolk County, where Ronkonkoma is located. To overcome this, Tritec had to design and build seven miles of sewage pipes and a pump station to connect to a nearby treatment plant. The sewage system alone cost $55 million, with some funding coming from state grants.

    The first phase of construction focused on parking for the transit center, benefiting the community as a whole. Despite facing opposition and legal battles, Tritec remained committed to their vision of creating a new downtown district that would revitalize the area. They carefully selected retail tenants from the local community, avoiding chain stores and prioritizing unique shopping experiences.

    In addition to retail, Tritec recognized the importance of activating the new district with events and community engagement. They established an events team that organizes over 50 events each year, including farmers markets, holiday markets, and concerts. They also collaborated with local school districts, involving students in their work and fostering a mutually beneficial relationship.

    The Ronkonkoma Hub project has the potential to bring significant change to the town. By working closely with local leaders and engaging with the community, Tritec has ensured that the development is both beneficial and profitable for all stakeholders involved.
