Beachside Dundowran Beach: Hervey Bay’s Largest New Community
QM Properties is set to develop Beachside Dundowran Beach, the largest new community in Hervey Bay’s history. This masterplanned development will offer over 1,600 residential lots across eight precincts. The homesites will range from 450sqm to 2,200sqm and will be released in stages over the next decade.
The first precinct, Brush Box, is already on the market. It offers premium lots of 2,000sqm surrounded by bushland and within walking distance to the beach.
According to Damien Ross, General Sales Manager at QM Properties, Beachside Dundowran Beach is an “infill site” with 2.1km of coastal land. It also benefits from established amenities and infrastructure nearby.
Hervey Bay, known for its pristine beaches and proximity to the Great Barrier Reef and K’gari (formerly Fraser Island), has traditionally attracted retirees and holidaymakers. However, the area is now drawing the attention of buyers seeking a permanent coastal lifestyle.
With its laid-back pace, scenic setting, and access to amenities such as an airport, town center, hospitals, schools, and transport links, Hervey Bay offers an affordable coastal living option. It is also a renowned whale heritage site, providing incredible whale-watching experiences.
The median house price in Dundowran Beach is currently $1,180,000, with a strong annual price growth of 19.5%. Lots at Beachside Dundowran Beach are currently selling in the $500,000s to $600,000-plus range.
Beachside Dundowran Beach has already generated significant interest from local upgraders and seachangers. The first two stages have seen strong buyer interest, with 70% of the first stage and approximately 20% of the second stage sold.
As the community continues to grow, future stages will include shared spaces such as playgrounds, a district park, and recreational areas. The eight precincts will be named after local flora, emphasizing the development’s connection to nature.
