A house located in one of the most sought-after school catchments in the city has recently been sold for $1.49 million, just five days after being listed on the market. This quick sale could potentially make it one of the fastest auction campaigns in the country.

The owners of 12 Laura Street, Highgate Hill decided to sell their property after falling in love with another home. They enlisted the help of Place agent Michael Hatzifotis, who managed to get the property listed within four hours of their call.

Mr. Hatzifotis explained that the owners needed their house sold on Sunday so that they could bid on the property they wanted to buy on Tuesday. The photographer was sent to the property within two hours, and the listing went live the same afternoon.

Although this type of campaign was new to Mr. Hatzifotis, he was confident that they could make it work. The house attracted strong interest due to its location in one of the city’s most desirable suburbs and its proximity to Brisbane State and Dutton Park State High Schools.

Typically, auction campaigns run for three to four weeks, but this 1930s-built four-bedroom home garnered enough attention to sell at auction after just five days. The property received 36 bids, mostly from singles.

Highgate Hill has become a popular suburb among buyers in recent months. The school catchment area, along with the fact that the house is in a non-flood zone and sits on a 405 sqm block, contributed to its quick sale.

The owners originally purchased the house for $595,000 almost 12 years ago. Now, they are eager to secure their dream home and make a sea change.

The house itself is positioned in a quiet, elevated street close to the city, public transport, and the vibrant West End precinct. It offers a blend of character and modern comfort, with high ceilings, polished timber floors, a sunroom, and a multipurpose room. There is also the potential for a new owner to raise the house and capture city views.

Interested buyers will need to act quickly, as the whirlwind five-day campaign leaves no time for second-guessing. Agents are utilizing social media, letterbox drops, and direct outreach to reach potential buyers who recently missed out on nearby properties.

Inspections will be held over two open-home dates this week, and the auction will take place on Sunday, making it one of the shortest auction campaigns of the year.

According to PropTrack data, the median price for a four-bedroom house in Highgate Hill has increased by 51.4% over the past year, reaching $2.8 million.
