    The Real Estate Institute of Australia (REIA) has called for urgent government intervention as housing affordability reaches critical levels, pricing out many first-home buyers. With property prices continuing to climb and mortgage rates remaining high, REIA warns that immediate action is needed to prevent further decline in homeownership rates.

    Housing Affordability Crisis Worsens

    Australia’s housing market has seen relentless price growth, driven by low supply, increased demand, and economic uncertainty. The result has been a sharp drop in first-home buyer participation, with many struggling to save for a deposit or qualify for a mortgage under current lending conditions.

    REIA President Hayden Groves emphasized the urgency of the situation, stating that without policy changes, homeownership will become an unattainable dream for many Australians. “We need swift and decisive action to increase housing supply, ease lending restrictions, and provide more support for first-home buyers,” Groves said.

    Key Policy Changes REIA is Advocating For

    To address these challenges, REIA has proposed several legislative reforms, including:

    1. Boosting Housing Supply – Encouraging new developments by reducing red tape and offering incentives to builders focused on affordable housing.
    2. Expanding First-Home Buyer Assistance – Increasing grants and stamp duty exemptions to help new buyers enter the market.
    3. Reviewing Lending Policies – Easing strict borrowing conditions to allow more buyers access to financing.
    4. Addressing Rental Pressures – Implementing policies that improve rental conditions and prevent excessive price hikes that push renters further away from homeownership.

    The Impact of Inaction

    If policymakers fail to act, experts warn that housing inequality will continue to grow, with younger generations struggling to achieve financial stability. The rental market is also under pressure, with record-high rents making it harder for tenants to save for a home deposit.

    REIA urges both state and federal governments to collaborate on solutions before the affordability crisis deepens. As housing costs continue to soar, the need for immediate legislative action has never been more apparent.

    What’s Next?

    With the government under increasing pressure, stakeholders across the real estate sector will be watching closely for any policy announcements. If REIA’s recommendations are implemented, they could provide much-needed relief for aspiring homeowners.
