According to the Wall Street Journal, landlords can expect a “landlord-friendly era” of real estate to unfold. The high cost of mortgage rates and homeownership is unlikely to abate, leading to an increase in rental prices nationwide. Lee Everett, head of research and strategy at Cortland, predicts a quick shift from a renter-friendly environment to a landlord-friendly environment.

Stubborn inflation further compounds the issue, making it difficult for the Federal Reserve to cut rates. Rents have been steadily climbing in the Midwest, Northeast, and parts of the West Coast, where construction has been limited compared to the Sunbelt. Real estate analytics giant CoStar predicts meaningful growth in multifamily rents in the second half of 2025 due to increasing demand.

One of the unknowns about the Trump presidency is the potential increase in construction costs due to tariffs and migrant deportations. The National Association of Home Builders reports that the US imports about 70% of its building materials from Canada and Mexico, while undocumented labor contributes about 13% of the construction workforce. As construction declines in the South, demand for rentals increases, leading to a wave of rent increases in the multifamily market.

Certain markets are experiencing the greatest rent increases, with Montana and Idaho in the Mountain West leading the nation with projected rent increases of over 20% year over year. Bozeman, Montana, and Boise City, Idaho, stand out as cities with significant rent increases. The frozen housing market in Bozeman, with mortgage holders unwilling to move and increase inventory, has led to an unaffordable real estate market.

Overall, rents are expected to show steady increases in various markets. Markets like Chicago, Cincinnati, Indianapolis, Kansas City, Pittsburgh, and Virginia Beach will continue to experience rent increases due to minimal new construction and steady demand. Coastal cities like Boston, San Francisco, and Seattle will return to historical norms of rental increases. Baltimore, Philadelphia, Cleveland, and Milwaukee will see modest rent growth, while Sunbelt cities like Dallas, Houston, Las Vegas, Orlando, and Miami will experience stabilization after years of rapid expansion. Atlanta, Los Angeles, San Diego, and Minneapolis may see rent growth below 2%, while Austin, Phoenix, San Antonio, Raleigh, and Charlotte may have neutral or negative rent growth due to apartment oversupply.

In conclusion, despite the challenges in the real estate market, now is a great time to buy and hold real estate for future refinancing. However, small mom-and-pop landlords with limited funds should be cautious about leveraging at this time. It’s important to focus on building a portfolio that can pay for itself rather than solely relying on cash flow. With higher interest rates, landlords may have the opportunity to strike a deal in a less competitive market.
